University Heights is a quiet, established neighborhood known for its spacious lots, mature trees, and classic Flagstaff charm. The area is ideal for families seeking close proximity to schools and NAU, as well as buyers wanting larger yards, craftsman or ranch-style homes, and no HOA restrictions. Residents enjoy easy access to local parks, trails, and shopping, making it one of southwest Flagstaff’s most desirable places to live year-round.

The History of Coconino estates

University Heights was first conceptualized in the 1960s to address a housing shortage for Northern Arizona University professors. Streets like Coy, Walker, Moore, and Gillenwater were named after prominent faculty members, a tribute still visible today. The neighborhood quickly became one of Flagstaff’s most popular places to live, thanks to its mature pines, classic ranch and craftsman architecture, and generous lot sizes. Over the years, University Heights has grown to include nearby subdivisions like University Highlands and University Terrace, all while maintaining its forested setting and easy access to schools, NAU, and downtown Flagstaff.
If University Heights was a Streaming Series, it Would Be…

The TV Series Community – University Heights is very near Northern Arizona University and home to professors, students, and families. Similar to the friendly, sometimes eccentric community found in Community.

If University Heights was a Superhero, it would be…

The Winter Soldier. Prefers the solitude and comfort of the woods.

If University Heights was an Animal, it would be…
A pod of 200+ dolphins, playful, unique, with individual character, while having deep community bonds.
If University Heights was a Food, it would be…

Lasagna, down-home cooking, but plenty of varieties to choose from.  Comfy, happy, full, and delicious.

If University Heights was a professional athlete, it would be…
Caitlin Clark of the WNBA Indiana Fever. Caitlin is creative and unique, which also describes the custom homes that are found in University Heights. As Caitlin doesn’t follow basketball norms (no shot attempt is too deep), University Heights, with no HOA, allows residents to express themselves more openly.
If University Heights was an actor, it would be…
Denzel Washington. Denzel is a big, strong presence just like the tall Ponderosa Pines you will find in University Heights.

Weather in Flagstaff

Weather in Flagstaff

Weather

With four distinct seasons, Flagstaff’s weather offers something for everyone. Warm and bright sunshine in the summer, chilly mornings with colorful aspens in the fall, snow with freezing temperatures in the winter, and a mix of everything in the spring. The average high in the summer is 80ºF and a low of 53ºF. During the cold season of late November to early March, the average daily high is below 49ºF. The hottest month is July and the coldest month is December. Flagstaff’s mountain elevation does bring summer monsoon storms that keep the trails in great shape and the hot days to a minimum.

Market Trends

Flagstaff has historically had a market based on high demand and low inventory. This creates a seller’s market, with buyers scooping up Flagstaff homes quickly as they come on the market. In the past 20 years, home prices have increased in Arizona by an average rate of 4.15%. In 2021 – they doubled! Although new homes are being built in Flagstaff and surrounding communities like Bellemont and Kachina Village, we expect it to continue to be a seller's market for years to come.

Our Community

Flagstaff is a tightly knit community that offers small-town vibes with all the city amenities you need. With its bustling downtown life, numerous mountain adventures and active Northern Arizona University campus, Flagstaff is home to a diverse community. Weekly summer farmer’s markets, art walks, theater happenings, local breweries, shopping and restaurants are all within walking distance of Downtown Flagstaff. There are seven national parks and monuments within 80 miles of Flagstaff, including Walnut National Monument and the Grand Canyon. With Sedona’s unique landscape just 45 minutes to the south and Snowbowl Ski Resort just 30 minutes to the north, Flagstaff is an outdoor lovers’ paradise.
