Why haven't I received an offer?
Price is usually the key factor in why a home isn’t getting an offer. The market dictates what a house is selling for. If a property is listed and not getting any showings it is priced too high. If a house is having a lot of showings but is not getting any offers it is priced too high.
How should I stage my home when I decide to list?
You want any buyer to walk into your home and picture themselves there. So de-personalizing the home as much as possible is a big plus. You also want to declutter as much as you can to make the house look as big as possible.
What's the best time of year to sell?
The best time of year to sell depends on the current state of the market. An experienced agent can tell you what the current trends are and when it would be best to list your home. Properties sell year round, but the time of year you choose to sell can make a difference in the amount of time it takes and the final selling price.
In the Flagstaff area the market generally picks up in mid April, and typically tapers off sometime around October. When the temperatures in Phoenix hit the 100 degree mark our market tends to heat up as well. Summer also tends to be the busiest time for moving. Families often want to get into a home before the new school year starts, and many people looking for second homes tend to buy in the summer months. An experienced agent that you trust will let you know when would be the best time for you to sell based on your personal needs and the market.
Should I put granite countertops in before I list?
No. You likely won’t get the money back that you invested into the remodel. A buyer may like your house better because it has granite countertops but they, most likely, won’t be willing to pay for it. Oftentimes sellers will change the countertops or change the flooring and the new buyer will immediately change it out because it isn’t to their taste.
Should I have a home inspection before I list?
It is a good idea to have a pre-listing home inspection. If there are any hidden defects that you did not know about they will be discovered in the home inspection. It is easier to take care of these issues before it gets listed. Just remember that you will have to disclose anything that gets found in the home inspection.
What do I need to disclose to potential buyers?
A seller is responsible to disclose any fact about the house that would materially affect a buyer’s decision to purchase the home.
How are commissions paid?
Typically the agent earns the commission once a home has closed. The agent’s commission will come out of the seller’s proceeds once the house has closed.
