Selling Your Flagstaff Home

Get the free 2021 Seller’s Guide from the Elite Team

At the Elite Team, our number one goal is to sell your house at the highest possible price, in the least amount of time.  Our team’s effective selling and a client-oriented attitude has brought years of success for both our clients, and for us.

Our marketing is second to none.

Every one of our listings will be presented with professional photography and will be ready to market online. Internet exposure is the key today and we market on all of the major real estate websites along with the major social media platforms. We will blog about your listing, promote it at our Downtown location, and feature it in our quarterly newsletter. With Flagstaff being such a popular destination for out of town buyers, we also use state-of-the-art 3D Virtual Tour technology, to allow non-local buyers to tour your home without inconveniencing either you, or the potential buyer.

We listen.

Our goal is to get your home sold with the least amount of stress possible. No two home-sellers are alike. What may work for one client, might not work for the specific situation of another. The Elite Team will always listen to our client’s needs, first and foremost, and structure the home-selling process in a way that accommodates those needs, making the entire process as seamless as possible. We are in constant communication and provide detailed feedback to each client.

We are fast & responsive.

Working as a REALTOR®, we make sure that all buyer calls and internet contacts about your property get quick and thorough responses. Our team values the personal time we are able to spend with our families and friends, and we are able to do this as one of us is always on call. Unlike other agents, we are able to take time off and know that our clients don’t suffer.

We communicate.

The most common complaint sellers have is that they never hear from their agent. When we list a house we are in constant communication about what people are saying when they see your home, how many people are viewing your home online, what can be done to get an offer sooner. And when you work with The Elite Team, you’re not getting just one agent, you’re getting the entire team. You can rest assured that there will ALWAYS be an experienced professional available to help you and answer your questions.

We have over 100 years combined experience

The Elite Team has over 100 years of combined experience, with deep roots in Flagstaff. Our experience is diverse, so you can find any of your real estate needs under one roof. Wherever you’re at in your real estate journey, the Elite Team is here for you!

We have local REALTOR® connections.

Nine out of 10 buyers hire real estate agents to represent them in their home search and purchase. Recognizing that your transaction requires excellent cooperation with other agents in town, we’ve worked over the years to maintain the respect and friendship of our fellow Realtors®. Our team has served or is currently serving on the Northern Arizona Association of REALTORS® Board of Directors, as the NAAR Multiple Listing Chair, NAAR and RE/MAX Peak Properties Community Outreach Committees, Arizona Association of REALTOR® Professional Standards Committee and more. We also sit on a number of local, community boards.

Why haven't I received an offer?

Price is usually the key factor in why a home isn’t getting an offer. The market dictates what a house is selling for. If a property is listed and not getting any showings it is priced too high. If a house is having a lot of showings but is not getting any offers it is priced too high.

How should I stage my home when I decide to list?

You want any buyer to walk into your home and picture themselves there. So de-personalizing the home as much as possible is a big plus. You also want to declutter as much as you can to make the house look as big as possible.

What's the best time of year to sell?

The best time of year to sell depends on the current state of the market. An experienced agent can tell you what the current trends are and when it would be best to list your home. Properties sell year round, but the time of year you choose to sell can make a difference in the amount of time it takes and the final selling price.

In the Flagstaff area the market generally picks up in mid April, and typically tapers off sometime around October. When the temperatures in Phoenix hit the 100 degree mark our market tends to heat up as well. Summer also tends to be the busiest time for moving. Families often want to get into a home before the new school year starts, and many people looking for second homes tend to buy in the summer months. An experienced agent that you trust will let you know when would be the best time for you to sell based on your personal needs and the market.

Should I put granite countertops in before I list?

No. You likely won’t get the money back that you invested into the remodel. A buyer may like your house better because it has granite countertops but they, most likely, won’t be willing to pay for it. Oftentimes sellers will change the countertops or change the flooring and the new buyer will immediately change it out because it isn’t to their taste.

Should I have a home inspection before I list?

It is a good idea to have a pre-listing home inspection. If there are any hidden defects that you did not know about they will be discovered in the home inspection. It is easier to take care of these issues before it gets listed. Just remember that you will have to disclose anything that gets found in the home inspection.

What do I need to disclose to potential buyers?

A seller is responsible to disclose any fact about the house that would materially affect a buyer’s decision to purchase the home.

How are commissions paid?

Typically the agent earns the commission once a home has closed. The agent’s commission will come out of the seller’s proceeds once the house has closed.

Jessica and the Re/Max team were tremendous to work with. They made the process of selling our home simple and fluid. I would highly recommend this team to anyone looking for a knowledgeable team that knows the market.

We can’t even begin to explain how wonderful the RE/MAX Elite Team has been! The moment we met Sara and Jessica, and later Eric, we were beyond impressed. The Elite Team’s communication and hard work ethic is unmatched. and I strongly believe their ” Team Concept” is one of the reasons why this particular realty group is and will continue to be so successful. We honestly can’t say enough good things about Sara, Jessica and Eric because truthfully, they went way above our expectations, and we are so incredibly grateful!
