What are closing costs?

Closing costs are the costs associated with obtaining a loan. Some examples of closing costs are the Loan Origination Fee, Title Insurance, Tax and Insurance Impounds. Your lender can help you figure out exactly what your closing costs will be. Sellers may also be willing to pay some closing costs with a good offer.

Who pays the commission?

Typically the seller will pay both the listing agent and the buyer’s agent’s commission.

Why do I need buyer's representation?

As a buyer’s representative we are able to give you realistic positives and negatives about each house you see. We can help you navigate the, sometimes, crazy real estate market. With our team we will ensure you are able to see the home you want to see as soon as possible. We will also help you draft the offer that reflects your needs.

Should I talk to a bank before looking at homes?
YES!There are tons of reasons why you should talk with a bank andget pre-approved before looking at homes. First and foremost, talking with a bank before looking at homes can help you understand exactly how much you can afford. Another important reason to talk with a bank before looking at homes is so you understand exactly whatcosts are associated with buying a home. Having a realistic idea of the money involved in purchasing a home is your first step to the home buying process.
What are other costs involved in purchasing a home?
During the escrow period a buyer will want to have inspections held to insure their confidence in their purchase. These inspections will need to be paid for before the inspection is held. The buyer will also be responsible for paying for the appraisal. Both the appraisal and the inspections are costs that a buyer will incur prior to the close of escrow.
What inspections should I have?

Every buyer should hire a licensed Home Inspector to perform a visual inspection of their potential purchase. The home inspector will inspect every aspect of the house and make recommendations based on his/her findings. A pest inspection is also recommended. The pest inspector will check to see if there are current pest issues or potential for pest issues. We recommend a radon test as well, it can be remedied so an inspection before you close should be done. There are other, more specific inspections that a buyer may want to have. Some examples are mold inspections, HVAC inspections, Chimney inspections, etc. We are happy to assist with obtaining any and all of these inspections.
