Pending Home Sales
Pending home sales increased every so slightly from one month ago. On December 13th, there were 92 single-family homes pending, up from the 86 reported on November 16th. Potentially good news may be headed our way in the coming months and year should interest rates continue to drop. This will definitely be well received by Buyers, and we anticipate it to be beneficial to some Sellers. We’re definitely putting low mortgage rates on our list to Saint Nick.

Flagstaff Home Sales for November 2023
There were 48 single-family homes sold in and around our beautiful mountain town during the month of November. This is pretty much spot on with the sales last November (50). Condo sales were equal, with 21 sold this November and November ‘22. Townhome sales were down significantly, with only seven sold this November compared to 13 last year.
The median sales price for single-family homes shot up in November to $812,500. A lot of this has to do with a very low number of sales, especially in the lower price points for our market.
