One of the most popular questions we get as realtors are about the neighborhoods of Flagstaff and surrounding areas. Kachina Village is approximately 7 miles south of Flagstaff, Arizona and is less than 2 square miles itself. With a population of just under 3,000 people, it was one of a few original second home communities, first gaining popularity in the early to mid-’60s. Originally called “The Kachina Country Club Village,”  the country club dissolved in the ’70s leaving it to be known as “Kachina Village” Currently many Flagstaff employees opt to live in Kachina Village because of its affordability compared to inside the Flagstaff city limits. The average cost of a home in Kachina Village is hovering right around $300,000-$310,000 which is about $100,000 less than in Flagstaff city. There is the Coconino County Raymond Park with a baseball diamond, basketball court, playgrounds, and a pond. Across the street is a gas station with a convenience store and a subway inside. And most recently a Dollar Tree was built. Across the highway in the neighborhood Mountainaire is a County store and the Mountainaire Tavern. The Tavern serves breakfast, lunch, and dinner. The country store stocks staples such as milk, bread, and snacks so you won’t need to drive into Flagstaff each time you run out of the simple items.


What kind of homes are in Kachina Village?

Much of the first homes developed in Kachina Village were cozy cabins originally built for vacationers. Because it was a second home community many homes will provide that cabin feel and are a bit smaller than in Flagstaff. You will find many A-frame and log/wood homes sometimes a great combination of both! It is also very common to have a fireplace or wood-burning stove as the main heat source. In the past 10 years, more and more new builds are going up as Kachina Village continues to grow. Another difference in Kachina Village is that unlike in many of Flagstaff neighborhoods it is strictly “single-family homes” there are mobile homes, manufactured homes and single-family all inside the neighborhood.


What it’s like living in Kachina Village?

There are many reasons why people choose to live in Kachina Village versus Flagstaff or even the neighboring community of Mountainaire. One of the most common ones is they wanted to live in the country. They prefer the feel of being outside the city, in the trees. Kachina Village butts up to the National Forest Service land so it provides for plenty of hiking and outdoor adventures. Speaking of that, that is a chief complaint with the residents. Many vacationers will come and snow play here which can cause road back ups, garbage left behind and clusters of people. Because it’s a fairly short commute to town it has become a haven of affordable housing for Flagstaff residents. An average commute is about 20 minutes from Kachina Village to most places in Flagstaff city. There are some disadvantages to living in the country though, the commute for one can be dicey. I-17 becomes very icy and slick when we receive snow and often times can become shut down. Some have stated that living in the country creates a more laid back environment. All in all Kachina Village is still both a popular second home/vacation destination and primary residence and will likely continue that way for years to come.


How to buy a home in Kachina Village?

Buying a home in Kachina Village is much like anywhere else with a few exceptions. Because it was first developed in the ’60s when both lead-based paint and asbestos were popular building materials, many times buyers will want that tested and or remediated. Since Kachina Village is in the county rather than the city they rely on their own water company. The Kachina Village utility company provides residences with both water and trash/recycling services. Much of Kachina Village is up and down very large hills/mountains so the homes sometimes will have settling.
