  • Karen Cooper Trail- The Karen Cooper Trail in Flagstaff, Arizona is a 6.7-mile out-and-back trail that is great for all skill levels. The Karen Cooper Trail runs directly through Coconino Estates and offers beautiful views of the city and the surrounding mountains. 
  • Observatory Mesa Trail- The Observatory Mesa Trail in Flagstaff, Arizona is a beautiful and moderately difficult hike. The trailhead is located just 1.5 miles from Coconino Estates, and the trail itself is well-marked and easy to follow. The trail is a 6.4-mile out-and-back trail that does provide access to additional trials. The trail does gain about 770 feet in elevation, so it may be best to tackle it in the cooler months. 
  • Buffalo Park Trail- The Buffalo Park Trail is one of the most popular exercising trails in Flagstaff. The trailhead is located just a few minutes from Coconino Estates, and the trail itself is an easy hike with stunning views of the surrounding mountains. The Buffalo Park Trail is a 2-mile loop and is a great place to see wildflowers in bloom, and to watch for birds and other wildlife.

The area is primarily residential except for a few scattered commercial properties including a gas station, a coffee shop, and some local restaurants. Coconino Estates is also known for housing several of Flagstaff’s active nonprofit organizations like the Grand Canyon Trust, the Museum of Northern Arizona, and the Pioneer Museum. The Karen Cooper Trail, a part of the Flagstaff Urban Trail System, runs through the center of the neighborhood providing residents easy access to many other nearby trails and parks including the locally beloved Frances Short Pond!

The History of Coconino estates

The Coconino Estates neighborhood in Flagstaff is a historic area with a rich history dating back to the early 20th century. Remnants of this era can still be seen today at the Pioneer Museum, an old hospital built in 1908 and converted into a museum preserving and sharing Flagstaff’s history. The neighborhood as it is known today on Flagstaff’s west side is a collection of Flagstaff subdivisions that were developed as the city expanded in the 1950s and 1960s.

Today, the Coconino Estates neighborhood is still home to a diverse mix of people, including families, retirees, and young professionals. The area retains its historic charm, and its beautiful homes and landscaping make it one of the most desirable neighborhoods in Flagstaff.

Warm and bright sunshine in the summer, chilly mornings with colorful aspens in the fall, snow with freezing temperatures in the winter, and a mix of everything in the spring. The average high in the summer is 80ºF and a low of 53ºF. During the cold season of late November to early March, the average daily high is below 49ºF. The hottest month is July and the coldest month is December. Flagstaff’s mountain elevation does bring summer monsoon storms that keep the trails in great shape and the hot days to a minimum.

Flagstaff has historically had a market based on high demand and low inventory. This creates a seller’s market, with buyers scooping up Flagstaff homes quickly as they come on the market.
