Flagstaff Real Estate Q3 2025 Total Sales Overview

The third quarter of 2025 shows remarkable consistency across all property types when compared with the previous two years. Single-family home sales reached 237, only slightly below the 242 sales recorded in 2024 and nearly identical to 2023’s 222.

 

This modest year-over-year variance highlights a market that continues to hold steady despite changing economic conditions and interest-rate fluctuations. Townhome activity was virtually unchanged with 48 sales—mirroring 2023 and 2024 levels—which reinforces the stability in this popular segment of the Flagstaff market.

 

Condos and manufactured homes followed a similar trend, reflecting balance rather than volatility. Condo sales came in at 30, matching 2023 and rebounding from a small dip in 2024, while manufactured home sales rose slightly to 28 from 23 last year.

 

Overall, total sales across all housing types show minimal movement year over year, signaling that Flagstaff’s housing demand remains resilient and well-supported by a steady flow of buyers. This balanced performance positions the local market for continued stability as we move into the final quarter of 2025.

Q3 2025 Median Sales Price

Median sales prices tell a similar story of steadiness with only modest adjustments over the past three years. The median price for single-family homes decreased from $765,000 in 2023 to $761,500 in 2024, followed by a slight rise to $788,925 in 2025—essentially holding within a narrow range. Townhomes experienced a nearly flat trend, moving from $561,750 in 2023 to $575,000 in 2024 and $562,000 in 2025.

 

Condos and manufactured homes also showed minimal changes, with condos shifting from $379,000 in 2023 to $405,000 in 2024 and $400,975 in 2025, while manufactured homes hovered between $400,000 and $435,000 before landing at $415,000 this year. Collectively, these figures reflect a balanced and stable Flagstaff market—one where pricing remains resilient and consistent, with no signs of sharp increases or declines.
