Total Sales for Q3 2024
It is a beautiful time of year in Flagstaff. The changing aspen leaves are a telltale sign that the third quarter has ended. Total sales were slightly up from last year but still below the 3rd quarter in 2022. There were 241 single-family homes sold in the Flagstaff area during July, August, and September. Low supply levels continue to dampen sales. When running the reports, there were only 192 single-family homes active on the Northern Arizona MLS and only 118 below the $1,000,000 mark. There were 139 pending home sales. We anticipate to see lower inventory levels throughout the end of 2024, which will limit the number of homes sold.
Median Sales Price in Flagstaff in Q3 2024
There was not much change in the median sales price for the quarter when comparing the numbers from last year. The median sales price for single-family homes was $761,000 last quarter. This was up $1,000 from last year. We expect to see this trend continue throughout the year’s end as well. Buyers are still putting in offers, but most homes are not seeing the bidding wars of the past. We will keep an eye on the impact on the housing market with mortgage interest rates and confidence in the economy.
Average Price per Square Foot for Flagstaff Homes in Q3 2024
We did see an increase in the price per square foot during the third quarter. It came in at $434.76 for single-family homes in the Flagstaff area. This is just a friendly reminder that there are many factors that go into the pricing of a home, and the price per square foot is not how we determine the value of an individual home.
Average Sales Price for Flagstaff Homes in Q3 2024
The average sales price for single-family homes remained over $1,000,000 yet again during the third quarter of 2024, coming in at $1,045,244.
