As of the end of June 2026, the Flagstaff single-family housing market hit a mid-year total of 350 successful sales.
This pace keeps the market right in line with 2024 and 2025. Historically and seasonally, July and August are some of our busiest months of the year and should give our annual numbers a nice boost.

The median sales price reached $792,500 at mid-year. A slight 0.16% year-over-year dip means home values are essentially holding steady compared to last year.
When paired with the other market data, this tells us that while active inventory is increasing and pending sales have slowed somewhat, home values in Flagstaff remain remarkably stable.

Mid-Year Inventory and Market Activity
Inventory trends provide valuable insight into the current pace of the market.
As of July 10, there were 97 pending single-family home sales in the Flagstaff area, down from 113 pending sales on June 10. At the same time, active listings increased to 288 homes, up from 271 one month earlier.
This combination of rising inventory and fewer pending contracts indicates that the market is easing slightly as we move into the heart of the summer season.
For buyers, this mid-summer shift is encouraging news.
- More breathing room. Buyers have more time to evaluate homes and make decisions without feeling rushed.
- Better selection. With more homes available, buyers have a wider range of options to choose from.
