Total Sales for Q2 2024
When comparing year-over-year numbers, sales dropped during Q2 of 2024. There were 189 single-family homes sold from April 1st through June 30th this year. That is down from the 205 sold in the same quarter of 2023 and 258 in 2022. Condos and manufactured homes also saw decreases this past quarter, but there was an increase in townhomes sold, with 51 changing hands during Q2.
There were 226 active single-family homes on the market in the Flagstaff area when we ran the numbers on July 18th. There were also 132 pending single-family homes on the same day. We are seeing our inventory levels increasing slightly. We will continue to keep an eye on these levels as we finish up our traditionally busy summer season.
Median Sales Price in Flagstaff in Q2 2024
The median sales price came in at $742,413 for single-family homes during Q2. This is up slightly from the $735,00 we reported last year. We anticipate seeing our prices remain relatively close to these numbers throughout the year. Nothing is indicating a correction is on the horizon with home prices.
Average Price per Square Foot for Flagstaff Homes in Q2 2024
The average price per square foot for single-family homes remained over $400/sf, coming in at $404.97 for the quarter.
Average Sales Price for Flagstaff Homes in Q2 2024
We saw an average sales price of $889,462 for single-family homes in the Flagstaff area during Q2 of this year. That is actually down quite a bit from the $948,517 one year ago.
