Flagstaff Real Estate Q1 2026 Total Sales Overview
The first quarter of 2026 in the Flagstaff real estate market showed a slight recalibration compared to the previous year. For single-family homes, total sales dipped to 135 units from 151 in Q1 2025, though they remained slightly above 2024 levels.

Interestingly, while the median sales price for single-family homes decreased roughly 2% year-over-year to $773,204, the manufactured home segment saw a notable jump, with its median price rising from $398,000 in 2025 to $435,000 this year. Manufactured homes remain appealing due to value pricing for our overall market.

Value metrics also saw a shift, with the average price per square foot for single-family homes landing at $415.40, a decrease from the $446.16 seen during the same period last year. Townhomes held steady at $361.60 per square foot, while condos saw a significant rebound in their price-per-
foot metric, climbing back up to $452.99 after a dip in 2025.
This suggests that while overall volume and single-family pricing have cooled slightly, specific niches like condos and manufactured homes are maintaining strong demand.
Inventory trends provide a clearer picture of current market velocity. Pending inventory levels remained remarkably flat through March and the first half of April, with 91 single-family homes pending as of April 8th. This steady pace of contracts indicates a consistent buyer pool despite the slight fluctuations in pricing.
As of April 10th, there were 197 active single-family homes on the market, offering a modest selection for spring buyers as the market prepares for its typically busier second quarter. Keep in mind that these figures reflect the first quarter of 2026, a period influenced by a variety of national and global events that inevitably impact the local Flagstaff housing market.
