Total Sales for Q1
In the first quarter of 2025, Flagstaff’s single-family home market experienced a notable surge, recording 149 sales—a 12.9% increase from 132 in Q1 2024, and well above the 101 homes sold in Q1 2023. This upward trend reflects growing buyer demand despite ongoing inventory constraints. While the numbers look promising, take notice of the pending home sales trend below.
There were 41 townhomes and 14 condos sold in Q1.

Median Sales Price Q1
The median sales price for single-family homes in Flagstaff during the first quarter of 2025 reached $790,000, reflecting a steady upward trend in property values. This marks a 6.8% increase from the Q1 2024 median of $740,000 and a 10.2% rise from $717,000 in Q1 2023.
The continued appreciation in home prices underscores the strong demand and limited housing inventory in the area.

Price per SQ Ft Q1
In the first quarter of 2025, the average price per square foot for single-family homes in the Flagstaff area reached $445.05. This is up from the $407.29 during Q1 of 2024.

Pending Home Sales
Pending single-family home sales in Flagstaff showed a noticeable dip in early 2025, with 82 homes under contract in both mid-March and mid-April. This is a decline from the stronger momentum seen in late 2024 when pending sales peaked at 134 in November before beginning a downward trend.

WRAP-UP
Compared to the same period last year, pending sales have dropped from 107 in March 2024 to 82 in March 2025—a 23.4% decrease year-over-year. This softening likely reflects a combination of limited inventory, mortgage rates, and cautious buyer activity.
