Pending Home Sales
Comparing pending home sales from August 19th 2021 to August 10, 2020, volume is off from a year ago. There are 234 single-family homes under contract currently, compared to 270 on August 10th last year. Low inventory continues to hamper sales. With currently only 90 active single-family homes on the market and a continuance of higher sales prices we believe there will be a continuance of lower sales volume. There are currently 12 single-family homes in the Flagstaff area “active” on the MLS and under $500,000.
Flagstaff Home Sales for June
The 135 single-family homes sales this June was not far off from the 137 sold in June 2020. We do want to point out a significant increase in the median sales price change from one year ago. The median sales price in June 2020 was $507,000. One year later the median price for single-family homes jumped to $622,000 during June 2021.
There were 29 townhomes and 17 condos sold during the month of June.
Flagstaff Home Sales for July
Similar to June, the numbers for July showed lower sales volume compared to one year ago. There were 123 single family homes sold this July off from the 163 Flagstaff area homes sold in July 2020. The median sales price for July 2020 was $509,00, compared to $640,000 in July 2021.
