I was among the 84 real estate agents, title company reps, builders and loan officers who attended the Northern Arizona Association of Realtors® annual meeting last Thursday. The builders gave us all an update on their new Flagstaff home projects. What we’re seeing is a lot of infill on projects that have been on the table for a decade or more, plus one new street (named “Anita”) with a subdivision called The Sanctuary. All of this activity means that if you’re interested in a new home, you should work with a real estate agent who knows all the Flagstaff new home options and will represent you in negotiations with builders.

Here’s a rundown from the multitude of builders about their Flagstaff home building projects:

Capstone Homes continues its strong Flagstaff presence with construction in five Flagstaff communities. Foxboro Ranch is the most remote, and most easily accessible from the Phoenix area. It’s located south on I-17. Capstone has also taken over construction of many lots in the Flagstaff Ranch golf community. An extension of the University Terrace subdivision (in what most locals refer to as the University Heights neighborhood) will provide great opportunities in that much-sought after and low-inventory neighborhood. Capstone is dedicated to finishing off the Pinnacle Pines development (near Lonetree Road), is building out a section of Presidio in the Pines and has a few lots left in Ponderosa Trails. If you own a lot elsewhere in Flagstaff, Capstone would be happy to work with you to build your dream home there.  Capstone has floor plan options ranging from about $280,000 to over $1 million.

Local Flagstaff builder Kf Investments currently has two projects, a resurrection of the townhomes are Railroad Springs and a new subdivision adjacent to Lake Mary Road known as The Sanctuary. Homes in The Sanctuary are on large lots, with single story options available. The townhomes at Railroad Springs can be had for under $300,000 while the Sanctuary homes top-out in the low $400,000 range.

Miramonte Homes has a broad price range of projects going in Flagstaff. At the lower price range are the Forest Springs Townhomes, the first phase of which sold out in the low $300,000’s. The next phase should be available in 2015 at slightly higher prices. Miramonte is one of the major builders in Presidio in the Pines where homes are currently available in the low-mid $300,000 range; these lots are small but the homes are nicely appointed and the development has a park and trails. Coming in 2015 will be a high-end duplex project off Switzer Canyon Road. All of these homes will have mountain views and, built on slopes, will be multiple stories. The three-story models will have an elevator option. Expect these to be priced starting in the mid-$400,000 range. Miramonte is also building the exclusive Pine Canyon golf course development.

Other local Flagstaff builders have a homes available in a variety of price ranges in spots ranging from Flagstaff Ranch Golf Community, to Lockett Park and Ponderosa Trails, to Slayton Ranch in the East Rural Region and Mountainaire in the South Rural Region.
