As members of the top real estate team in Flagstaff we do all we can stay on top of any new developments coming to Flagstaff. The latest project that has come to light is the Woodshire on Butler by Brookfield Communities. (Brookfield Communities is currently working on two other new construction projects in Flagstaff and Williams.) The Woodshire on Butler is a community of 50 Bungalows next to the Little America Hotel. These will be 2 bedroom units ranging in price from $295,000 to $310,000. There are 4 different floor-plans to choose from that are all just under 1100 square feet. We are told that there will be a three bedroom model and we are not sure what the pricing will be on those. All of the floor-plans are multi-level with all of the bedrooms being upstairs. This really is a great price point for real estate in Flagstaff right now.
With the pricing mentioned above there are many features that will be included. Below are some outlined. (Note, these aren’t all of them and we will be happy to send you the complete list of features included in the base pricing.) When considering pricing there will be a list of what is included in the base price. Anything else will be considered an upgrade and with that upgrade will come a higher price.
Exterior features:
- Elegantly styled exteriors
- 2’ X 6’ exterior walls
- High efficiency gas furnace
- Copper wiring throughout
Interior features:
- Open, natural lighted floor plans
- Ceramic tile in entry, kitchen, bathrooms and utility

- Fiberglass tub and shower
- Medicine Cabinet with Mirror
- Granite countertop with white under-mount porcelain sink
Warranty:
- 1 year complete home warranty
- 2-10 Home Buyers Warranty/Structural Warranty
Brookfield Communities has yet to obtain the Public Report from the city of Flagstaff. They are, however, currently accepting lot reservations while they wait for the public report. Once the public report is issued a buyer can enter into contract. Lot reservation deposits are $2,500 and that will be put towards your purchase price.
Here are some other things to consider while thinking about Woodshire:
There will be no garages. Each unit will have one designated parking space and then they will have additional designated guest parking. There will be two entrances to the development and each of those will be gated. The gates will be accessed with a key code and/or remote. There will be a Home Owner’s Association with certain rules and regulations. There will also be an HOA fee of $175 per month. This payment will cover all common areas, water, trash and sewer. There will be no sort of restrictions on any type of rentals. There are a lot of HOA’s that won’t allow any short term rentals. This will not be one of those types of HOA’s.
Buyers will be able to obtain many different loan options with these new builds. The builder does have a preferred lender, On Q Financial. On Q Financial will be able to conventional, FHA or VA loans on these properties. They are able to do an FHA loan on these with as low as 3.5% down. The builder will, likely, offer up some sort of incentive if you use their preferred lender.
When considering a new build the timelines are always a thing to consider. With the Woodshire on Butler they are expecting to have the final community plans approved by the city at the beginning of 2020. They hope to break ground the spring of 2020 with completions starting the fall of 2020. With a new build you can you can expect a build time of 3-6 months after you get city approval. The city approval process is always the unknown. Weather is also an unknown that we have to deal with in Flagstaff. In the long run there are a lot of uncertainties so you must be prepared to be flexible.
The process of purchasing a new construction is quite different than buying a resale. First a buyer will meet with the builders sales representative and pick out a floor-plan they like and a lot that they like. Keep in mind that certain lots may have premiums. At the Woodshire the premiums can range from $2,000-$12,000.
If you are interested in this new build, or any other, it is important to have your own buyer representation. Unlike a resale, you do not use and Arizona state resale contract with new construction. The beauty of the resale contract is that they protect both the buyer and the seller. The new construction contracts are very one sided. They protect the contractor a lot more than they protect a buyer. This is why it is good to have a buyers’ agent in your corner to help you navigate through everything and be your liaison through the process. It is very easy to get to with access off Interstate 40. It is close to a lot of hiking systems via the Flagstaff Urban Trail System. It is also very close to downtown Flagstaff.
