Flagstaff showed strong sales numbers for January 2018. There was a total of 64 homes sales last month. This is way up from the 39 sales that occurred in January 2017. We are continuing to feel the squeeze of the low inventory just like the rest of the country. There is a supply of less than 2.5 months in the $400,000 and under price range. The median sales price for single family homes in Flagstaff last month was $395,000 with an average price per square foot of $204.47.
There were 7 condo sales and 14 townhomes in January. This is much lower than last month, but only because there have not been many condos or townhomes hitting the market the last couple of months.
We have not seen a slow down during our winter months this year. Buyers are on the hunt trying to get into the market before interest rates begin to rise.
