While activity remains somewhat limited by available inventory, overall market movement is consistent with what we typically see during the late winter season as buyers begin positioning themselves ahead of the spring market.

Year-over-year sales activity remained remarkably consistent, with this February’s 38 completed sales nearly mirroring the 40 transactions recorded during the same period last year.
Future market momentum also appears steady, as the 90 current pending sales closely track the 89 reported one year ago, suggesting buyer demand remains stable despite ongoing inventory constraints.
Active Listings in Flagstaff
Low inventory continues to be one of the primary constraints on the Flagstaff housing market. The 151 active listings across all price points are limiting the number of transactions that can occur each month.
With supply sitting at roughly 4.0 months of inventory, many prospective buyers are finding that there simply are not enough homes available to meet demand.
Inventory is especially tight in the mid-range price segments, where demand is typically strongest. Homes priced under $700,000 remain extremely limited, with only 16 active listings currently available in that range. This shortage continues to create competition for well-priced homes in that price bracket.
Pending Sales & Buyer Demand
Pending sales totaled 90 homes this month, indicating that buyer demand remains stable overall with no major shifts from recent months.
Many buyers appear to be waiting patiently for the right opportunity rather than rushing into a purchase. Today’s buyers are highly discerning and are focused on finding properties that offer strong value, good condition, and the right location.
