Homes Sold in the Flagstaff Area in January & Pending Homes as of 2/12/2025

Pending Home Sales
There were 82 single-family homes pending on February 12th of this year. This is the first time we have dipped below the 100 mark since December of 2023. With only 108 active single-family homes on the Northern Arizona MLS, it may take time before we see the pending sales increase. Seasonally we should see more homes hit the market as we head to the spring and summer months.
Of the homes hitting the market, many are going under contract quickly. Buyers are realizing this and acting quickly. The Flagstaff market could really benefit from more inventory entering the market. For sellers on the fence, give us a call, and let’s discuss your situation.

Flagstaff Home Sales for January 2025
We did see 49 single family homes sell during the month of January. Looking back one year we far exceeded the 27 sold in January of 2024. Assuming many of the 83 pending sales convert to sales in February and into March, we should see a modest increase in total sales. The biggest challenge is we cannot sell what is not for sale!
Median Sales Price for Homes in Flagstaff
The median sales price for single-family homes came in at $840,000 for January.
Townhomes & Condos in Flagstaff
We did see a spike in townhome sales in January with 18 recorded sales. There were only 3 condos sold in January.
