Homes Sold in the Flagstaff Area in October & Pending Home Sales as of 11/15/2024
Pending Home Sales
On November 15th, there were 117 pending single-family homes in the Flagstaff area in the Northern Arizona MLS. The pending sales are up from last year in November when we reported 86 pending homes, and they are also higher than the 76 noted in November 2022.
Looking at the chart, you can see pending sales have remained over 100 during all reported months in 2024, peaking at 134 in September of this year. Seasonally, we see a drop in pending sales during the winter months. We will definitely be keeping an eye on the pending sales as we head into 2025.
Flagstaff Home Sales for October 2024
73 single-family homes sold in the Flagstaff area during the month of October, up from the 61 sold last year. Inventory is still limited, with only 159 homes on the market, which puts us at a 2.2-month supply. Looking at the absorption rate, you can see we are very limited in inventory under $700,000.
Median Sales Price for Homes in Flagstaff
Our median sales price for single-family homes came in at $799,900 for the month of October.
Townhomes & Condos in Flagstaff
There were 16 townhomes and 10 condos sold in the month of October.
