Pending Home Sales
As of December 22, 2021 there were 142 single family homes pending on the Northern Arizona MLS in the Flagstaff area. Limited inventory and our seasonally slow time in the Flagstaff market help explain the lower numbers. Heading into 2022 we anticipate January and February to be very similar to December. We are eagerly hoping for an increase in inventory as we head into the spring months.
The data reported here are based on single family homes sales in the Flagstaff Metro Area (The City of Flagstaff and immediately surrounding County areas, EXCLUDING Munds Park and Bellemont) as reported in the Multiple Listing Service (MLS) maintained by the Northern Arizona Association of REALTORS®. The data may not reflect all sales (but it surely reflects most of them).
Flagstaff Home Sales for November
There were 82 single family homes sold in the Flagstaff area in November. This is down 10 from the 92 sold in November 2020. The median price for single family homes for the month came in at $620,000. There were 16 townhomes and 18 condos sold in November.
There have not been significant changes in the market the last couple months. Low inventory levels remain the number one challenge to our market. As of December 22nd there were only 48 homes in active status in the MLS. Of those, 26 were priced over $1,000,000. Keep an eye out for our newsletter at the end of January. We will break down the sales for 2021 and give you our predictions for 2022.
