Homes Sold in the Flagstaff Area in May & Pending Homes as of 06/10/2024
Pending Home Sales
On June 10, 2024, there were 124 single-family homes pending in the Flagstaff area. That is slightly up from 115 in May of this year and a modest increase from the 118 we reported on June 14th in 2023. That said, it is still less than half of the pending sales in June 2020, 2021, and 2022.
Since November 2022, pending home sales have been increasing in small increments each month. We anticipate seeing this trend continue through the summer months, as we are in the midst of our seasonally busy time of year. We also see increasing inventory levels in many price ranges, which is hopefully good news for buyers!
Flagstaff Home Sales for May 2024
Throughout the month of May, 69 single-family homes were sold in the Flagstaff market, up from 64 sold in May 2023. As mentioned above, we are seeing more inventory hit the market, and there were 221 single-family homes active on the Northern Arizona MLS when we ran the report on June 10th. Judging by the pending sales, we anticipate June and July sales will be up slightly from May.
We have made a couple of changes to how we compile the data. The first change was to extend the first tier to $300,000, as we observed minimal activity below $ 200,000 due to current home values in Flagstaff. The second change is the addition of a new field for homes in the $1,000,001-1,300,000 range, which we believe will provide more comprehensive data in the million-plus ranges. Condo and townhome sales are tied this month, with 22 units sold each.
The median sales price for single-family homes was $769,150.
