This summer has brought a noticeable shift in Flagstaff’s real estate market compared to years past. While demand remains present, sales activity has slowed, and inventory is climbing.

Inventory on the Rise
As of August 11, 2025, there were 283 active homes on the market in the Flagstaff area. This marks a significant increase from the 226 active single-family homes at the same time last year. The larger selection is giving buyers more options—and more leverage—in today’s market.
Sales Trends
Sales numbers reflect the slower pace:
- Single-Family Homes: 69 sales in July 2025, down from 97 in July 2024
- Townhomes: A similar year-over-year decline
- Condos: A slight increase compared to last year
Despite the dip in overall sales, prices remain steady. The median price for a single-family home in July 2025 was $772,000, up from $742,000 in the second quarter of 2024.
Signs of Momentum Ahead
Encouragingly, pending home sales are higher than they have been over the past six months, suggesting stronger sales numbers are on the horizon. Showings are also picking up across many listings, even as mortgage rates continue to hover in the high 6% range. Buyers are recognizing opportunities for negotiation in this more balanced market.
