Homes Sold in the Flagstaff Area in July & Pending Homes as of 08/20/2024
Pending Home Sales
As of August 20th, 2024, there were 131 single-family homes under contract. This is up only slightly from the 124 pending when we reported on June 14th of this year. Looking year over year, we are up from 107 in August last year and 122 in August 2022.
Heading into the fall months, we anticipate seeing a decrease in pending properties as we head into our traditionally slower seasonal months. We have seen slight drops in mortgage levels and cannot help but wonder what impact this will have on our market. Inventory remains historically low.
Flagstaff Home Sales for July 2024
The Flagstaff market recorded 96 single-family homes sold throughout the month of July this year. This is up from the 73 sold in July of 2023. Inventory levels remain well below what we would consider to be a neutral market.
There were 208 active single-family homes on the Northern Arizona MLS when we ran the numbers on August 20th. Almost half of those listings are over the $1,000,000 mark.
The median sales price came in at $736,218 for single-family homes sold in July.
There were 16 townhomes and 12 condos sold in July.
Simply put, the Flagstaff market needs more homes to hit the market! This may be somewhat unrealistic as we head into our seasonally slower months. Sellers contemplating selling would do well to call Best Flagstaff Homes and set up a consultation to get their homes sold.
