Homes Sold in the Flagstaff Area in February & Pending Homes as of 3/14/2025
Pending Home Sales
Pending home sales remain relatively flat so far in 2025. There were 89 single family homes pending when we compiled the number on March 14th. That’s up only slightly from the 82 reported on February 12th. Inventory remains relatively low, with only 135 single family homes on the market.
With spring just around the corner, we anticipate seeing an increase in new listings hitting the market, and we should see an increase in pending homes. Too early to see if the current governmental policies and changes will have any impact on the housing market locally or across the nation. Flagstaff Home Sales for February 2025
Home sales definitely hit the brakes this February, with only 39 single family homes sold. That is down from the 49 in January of this year and also well off the 51 sold in February of 2024. Interestingly, there were only 5 homes sold over $1,000,000 in February. We do not believe this to be a trend, but it is worth mentioning. There are 25 pending sales over $1,000,000, so we should see sales increase in March and April for the higher-priced market.
With 89 pending sales, we anticipate a slight increase in sales in March but do not anticipate a huge jump this month.
Median Sales Price for Homes in Flagstaff
The median sales price was down substantially for the month of February, coming in at $675,000. As mentioned above, low sales in the higher-end market contributed to the drop. Once again, not a downward trend we expect to continue.
Townhomes & Condos in Flagstaff
There were 11 townhomes and 4 condos sold in February.
