Homes Sold in the Flagstaff Area in April & Pending Homes as of 5/15/2025

Pending Home Sales
We are happy to report that pending home sales have increased since we last reported on April 15th. When we ran the numbers on May 15th, there were 107 single-family homes pending in the Northern Arizona MLS. That’s a 25% increase in 30 days.
We are also seeing an increase in active listings. There were 212 active single-family homes on the MLS, up from 192 in March.
Seasonally, we are heading into our busy time of year and anticipate an increase in active and pending listings.

Flagstaff Home Sales for April 2025
There were 52 single-family homes sold in the Flagstaff area during April this year, down from the 58 sold in April 2024. The absorption rate averaged just over 4 months across all price ranges. Inventory is still limited below $600,000, but we are seeing more options for buyers in the higher price points.
Median Sales Price for Homes in Flagstaff
The median sales price came in at $744,325 for single-family homes sold in April.
Townhomes & Condos in Flagstaff
It was a tie this month for condo and townhome sales, with 10 sold for each in April.
