Pending Home Sales
Our records show that the upward trend in pending home sales has continued to rise at modest levels since November 16, 2023. When we ran the numbers on April 11th of this year, we had a slight drop from the 121 reported in our quarterly newsletter. While these are not earth-shattering numbers, it is good to see the increase in activity.
Keep in mind that this is the beginning of our seasonally-adjusted busy time for real estate in Flagstaff. We anticipate seeing these numbers increase as we head into the summer months.
Flagstaff Home Sales for April 2024
There were 57 single-family homes sold in the Flagstaff area this past April. That is up from the 46 sold in April of 2023. We are also starting to see more inventory hit the Flagstaff market, which is sure to be good news for Buyers. There were 187 single-family homes active on the Northern Arizona MLS on May 16th. Looking at past stats, we had 141 active listings on April 11th. We anticipate this will increase as well going into the summer. Fingers crossed, we will have a busy summer ahead of us!
There were 14 townhomes and 12 condo sales throughout the month of April.
Interestingly, the median sales price of $653,000 for single-family homes sold in the Flagstaff area came in quite a bit lower than the past several months. We saw a limited number of higher-end homes sold in April. Looking at the 42 pending sales over $1,000,000 we would anticipate seeing the median price head back up over the next couple of months.
