MONTHLY FLAGSTAFF REAL ESTATE TRENDS
Flagstaff’s single-family market cooled slightly in October, posting 67 closed sales compared with 76 in October 2024. Even with the year-over-year dip in volume, the upper end of the market remained remarkably strong. Of the 67 homes sold last month, 28 closed at $1 million or more—an unusually high share that underscores continued demand for premium properties.
The month’s top sale came out of Forest Highlands, where a luxury home closed for $6,150,000. The median sales price for single-family homes for the month of October came in at $910,000.

Pending Home Sales in Flagstaff & Surrounding Areas in October
Flagstaff’s pending single-family home sales continued their seasonal retreat as of November 14, 2025, landing at 74. This is down from the stronger late-summer and early-fall activity reflected in the graph.
This pattern is typical for the area, where buyer momentum reliably tapers off as temperatures drop and buyers shift focus toward the holidays. The visual trend makes the slowdown clear: after peaking through mid-2025, pending contracts have stepped down each month, signaling a normal but notable transition into the winter market.
Inventory Levels
Inventory tells the other half of the story.
With 225 active single-family homes currently listed in the Northern Arizona MLS, Flagstaff is sitting on more than three months of supply based on recent sales levels.
The decline in pending home sales shows a precursor to reduced closings over the next couple of months. For sellers, this means increased competition and a need for sharper pricing and presentation. For buyers, it may offer a window of opportunity as activity cools and negotiating power shifts slightly in their favor heading into winter.
